Condo Roof Replacement in Chester, NY
The last time this Chester, NY roof was replaced, the second layer was installed without any wall flashing. This causes water infiltration between the roof layers and rotting out the nails, causing leaks after 8-10 years. The leaks slowly get worse and eventually cause damage to the roof sheathing. We removed the siding from the walls that met the roof. Removed the roof down to the plywood and checked all plywood in case any needed to be replaced. This was a big job, so we ripped and replaced the roof in sections that can be completed each day to keep the structure watertight daily, instead of pulling the whole roof at once and tarping it. This makes the roof replacement job manageable and puts less pressure on the crew, mitigating mistakes. Once plywood is replaced, GAF Weather Watch Ice and water shield were installed minimum 6’ on the eaves, 18 inches on all roof to wall transitions including the rakes, 3’ feet in valleys, and roof penetrations, skylights, and chimney flashings. Ice and water shield can give extra protection against wind-driven rain and ice dams. GAF Weather Blocker Starter Strip was installed on all roof edges. GAF Snow Country Ridge Vent was installed at the peaks with the GAF Timbertex ridge caps in Shakewood. GAF Timberline HD Shingle in Shakewood was installed on the roof. New Pipe Boot Flashing was installed on the vent pipes. All debris was removed in our dump trailer. The job took about 5 days to complete.
